The project site, with frontages along Pennsylvania Avenue and 22nd Street, includes approximately 251 dwelling units, 47,800 sq. ft. of production, distribution, and repair (PDR) space, 225 parking spaces, and approximately 32,200 sq. ft. of common open space in two buildings – one residential and one PDR. The new residential building fronts 22nd Street and consist of two building volumes build over a shared podium. The PDR building fronts Pennsylvania Avenue and will be three stories in height
As part of the development, an Amenity space including a Gym, Media Room, Open Space, Open Event Space, and Leasing Office, will be part of the residential building. RLS was appointed as a Prime Audio-Visual Consultant to support the design and integration of AV systems into the Amenity space. RLS’ design facilitated the installation of cable conveyance systems and electrical infrastructure supporting the AV systems, as well as the procurement of a qualified AV systems integrator that will deliver the project using RLS’ performance specifications.
RLS created an AV Technical Program Document and CSI Specifications. RLS reviewed shop drawings and other submittals as part of Construction Administration & Observation, and provided comments regarding compliance with the design intent.
